Cape housing giant, MSP, jumps into Gauteng; plans further expansion.
Over the past 16 years, more than 30 000 families have gained access to their own homes thanks to the efforts of Multi Spectrum Properties (MSP), which has gained a sterling reputation for providing superior-quality affordable and middle-income housing in scores of secure developments around Cape Town.
These developments include its flagship project, Buh-Rein Estate, where it has built almost 1500 apartments, townhouses and freehold homes since 2011 and is still building new phases. MSP has also contributed significantly to the upliftment and regeneration of areas such as Blue Downs (where it built 250 homes in the Belladonna Estate); Kuils River (350 homes) and Muizenberg (630 homes).
And having laid this sturdy foundation, the company decided a year ago to launch into the Gauteng market, where it currently has 11 new developments under way in high-demand areas to the north and west of Pretoria, to the west of Johannesburg and in Crystal Park in Benoni.
“In many cases, these developments are complete suburb extensions in established areas that are close to work opportunities and already have good infrastructure, schools and shops but a shortage of homes that are affordable for first-time buyers,” says MSP chief executive Riaan Roos, “and we anticipate that they will provide more than 1200 new homes in total.
“For example, we have just completed the 100-home Orchards Extension 50 development which is close to the huge Rosslyn industrial area north of Pretoria and the planned R50bn Tshwane Auto City project.
“Then in Crystal Park we are developing three new suburb extensions to provide hundreds of new homes within easy reach of the R300bn aerotropolis being developed around OR Tambo International airport, which is expected to provide about 250 000 new jobs.”
The company is also developing three extensions of Kirkney, a new development node to the west of Pretoria’s CBD, and some smaller secure housing estates in Orchards, Benoni, Derdepoort to the north-east of Pretoria, and Azaadville to the west of Johannesburg, he says.
Even further afield, it currently has developments underway in Polokwane in Limpopo and Kathu in the Northern Cape. “But we most definitely have not left the Cape; we are developing in the Strand area, Mitchells Plain and Somerset West at the moment, and we have several new offerings at Buh-Rein, which will add another 2000 homes to this exceptional estate.”
MSP was founded by Roos, who has a wealth of experience in the residential building and construction industry. His vision has always been to create a strong foundation for SA families and uplift communities through home ownership, and MSP has furthered this, he says, by taking full advantage of technology and innovation in order to make the whole process of buying a house and investing in property easier for its customers.
In recent years, the company has also expanded and diversified its range of offerings to cover the whole real estate spectrum; added sales, legal, rental, rental management and maintenance divisions; and established MSP Finance to provide mortgage origination services to its home buyers as well as bridging finance and insurance. “And now we intend expanding even further, to offer our comprehensive expertise to property buyers and investors right across SA,” he says.
